Once your home is listed on the market and your marketing plan has commenced, the hardest part is behind you. From here, I manage the whole process and report back to you informally on an almost daily basis, and formally with a weekly written activity report.Your role in the partnership at this time is to maintain your home and property to a ‘viewing standard’.
I will manage the buyer enquiries, private viewings, open homes, buyer follow up calls, marketing updates, sending of electronic property files, facilitating building inspections, the preparation of pre-auction offers (or standard offers for purchase), and many more tasks that ensure the process runs without a hitch and delivers you the maximum buyer competition possible.
Once your sale is secured, there are still some important tasks to complete after your agreement for sale is completed.In the case of a conditional agreement being reached, I will monitor the various conditions of sale, and the dates that they are to be satisfied by.
This often involves further involvement to facilitate access for such things as building inspections, registered valuations, and rental appraisals.Even unconditional sales require good levels of communication with both parties’ legal representatives to ensure that everything runs smoothly on settlement day.
